Onsite Community Association Manager (CAM)
Vine Management | Full-Time | Onsite at Assigned Community, Florida
Vine Management is a Florida community association management company serving more than 60 communities and 13,000 homeowners. We are hiring an experienced, licensed CAM to manage one community onsite, every day. You will be the Board's partner, the owners' first call, and the person who keeps the property, the budget, and the governing documents on track.

WHAT YOU WILL DO
- Run daily operations for the community, including amenities, events, and onsite staff
- Prepare board packets, attend board and annual meetings, and track action items through completion
- Inspect the property, manage work orders, solicit bids, and oversee vendors and capital projects
- Review financials, prepare the annual budget, approve invoices, and monitor delinquencies
- Enforce covenants consistently and process architectural review applications
- Answer owner questions and concerns professionally and promptly
- Lead hurricane preparation, emergency response, and recovery for the community
WHAT WE EXPECT
- Owner and board emails and calls answered within 1 business day
- Board packets complete 3 business days before every meeting
- Every open work order updated at least every 5 business days
- No vendor on the property without current license and insurance on file
- Estoppels, records requests, and meeting notices delivered within Florida statutory deadlines, every time
- Monthly one-on-ones, quarterly check-ins, and an annual review, with expectations written down from week one
WHAT YOU BRING
- Active Florida CAM license (required)
- 3 to 5 years of community association management experience
- Experience supervising staff and managing vendors
- Working knowledge of Florida Statutes Chapters 718, 719, and 720
- CINC experience required; strong Microsoft Office skills
- Valid Florida driver's license and reliable transportation
- CMCA, AMS, or PCAM designation, and English/Spanish bilingual, are a plus
